Providing loss adjustment for residential property is very similar to providing the same services for commercial properties. We are usually the first people from the insurance company that the insured meets when they suffer a first-party property loss. On the insurance company’s behalf, we will assist the insured to verify the cause of loss, scope of damage and the value of loss.
What do our loss adjusters do?
When we receive a new loss assignment, one of our loss adjusters will make contact with the insured and schedule a time for inspection. When we arrive on site we start investigating much like we do for a commercial property loss. First, we inspect the damage incurred on the property, make sure the property’s damage is properly contained to avoid further damage, and take photographs of the damage accrued. We also interview the insured and property dweller, if the two are different, to determine the facts of the loss, discuss the policy, and coverage related to this loss.
On behalf of an insurance company, we will take a recorded statement from the policyholder of the residential property and all witnesses to the events that caused the damage if it is needed. We determine who, what, when, where, and why, of the incident to obtain a thorough picture of the loss and how it happened. Our loss adjusters also obtain all the necessary documents from the insured to complete our evaluation and reports, which are provided to the insurance company. Examples of documents that are obtained are:
- Leases
- Documents that establish title to real property including deeds and trust deeds
- Any receipts, invoices, purchase orders, and other evidence that show purchase and ownership
- Repairs invoices
- Any other document that might be relevant or material to the investigation.
